Document Everything Before a Claim
The single most important thing you can do before any damage event is maintain a current home inventory. Photograph every room, every appliance, every item of value. Store it offsite or in cloud backup. When a claim comes, adjusters work from documentation—not your memory. Gaps in documentation translate directly to gaps in your payout.
Understand Your Policy's Actual Coverage
Most homeowners don't read their policy until they need it—which is the wrong time. Standard policies often exclude mold remediation, flood damage (which requires a separate policy), and 'wear and tear.' Know your deductible, your replacement cost vs. actual cash value terms, and whether your policy includes additional living expenses while work is being done.
Working With Your Adjuster
You have the right to hire a public adjuster or independent contractor to review any estimate. Insurance company adjusters work for the insurer. A second opinion on scope of work frequently reveals uncovered items—especially with smoke and water damage, where damage extends well beyond what's visible.
