Why the first 48 hours matter most—and what to do if you're dealing with a flood or leak.

The 48-Hour Window

Water damage progresses rapidly. Within the first hour, water spreads and saturates materials. Within 24 hours, drywall begins to swell and warp. By 48 hours, mold can begin to colonize. By the end of the first week, structural materials may be compromised and mold is often widespread. Speed of response is the single most important factor in limiting total damage and restoration cost.

What Professional Water Mitigation Involves

We use moisture meters and thermal imaging cameras to map the full extent of water penetration—including inside walls and under flooring, where it's invisible to the eye. Industrial dehumidifiers and high-velocity air movers are deployed to achieve rapid drying. We monitor moisture readings daily until all materials reach safe levels, typically over 3–7 days depending on the extent of saturation.

Documentation and Insurance

We photograph and document all affected areas before, during, and after the drying process. Moisture readings are logged daily. This record is essential for insurance claims and establishes proof of professional remediation for future buyers if you ever sell the property. We can also communicate directly with your insurance adjuster to ensure the scope of work is properly represented.
