The most expensive renovations are ones that weren't properly planned. Before any contractor sets foot in your home, you need a clear scope of work in writing—not a verbal agreement. Define exactly what is included, what materials will be used, who supplies them, and what the payment schedule is. Change orders (additions to the original scope) are where costs spiral. The more detail in the original contract, the less room for disputes.

Choosing and Managing Contractors

In California, any contractor performing work over 00 must hold a current CSLB license. Verify this at cslb.ca.gov before signing anything. Get three bids for any significant project. Cheapest is not always best—look at references, license standing, and how clearly they communicate. During the project, document everything: take photos regularly, keep copies of all communications, and never make final payment until the punch list is complete.
